Another owner here. We’re pretty selective about who gets to stay. We already own the property — we just rent to offset property taxes — so we can afford to be selective. About 85–90% of our guests are regulars, many of whom have become family friends over the years. We vet new guests carefully. Being able to see what other owners have to say about guests isn’t the only reason we use AirBnB, but it’s a big one.

My point? If you haven’t dealt with particular people before, take the time to read what other hosts have written, give priority to your ‘regulars’, and, if there are any red flags, just decline.
